Off-market property in Brisbane

Brisbane guide · Updated 30 Oct 2026

An off-market property is one that's for sale without a public listing on realestate.com.au or Domain. The selling agent offers it quietly to buyers on their own list and to buyers agents they know. If you only search the portals, you never see it.

Why Brisbane sellers sell off-market

  • Privacy: no open homes, no photos of the inside on the internet.
  • Testing a price: the agent can see whether buyers will meet the seller's number before a public campaign.
  • Speed and cost: no marketing spend and a shorter campaign.

How buyers find off-market property

Mostly through relationships. Selling agents ring the buyers they know have money ready and a clear brief, and buyers agents who buy in a suburb often are on that list. Some buyers register directly with selling agents in their target suburbs and get the same calls.

What "off-market access" claims mean

Many buyers agents advertise off-market access. Ask for specifics: how many of their purchases in the last 12 months were off-market, in which suburbs, and whether those properties were ever listed publicly afterwards. "Pre-market" (shown to buyers a week or two before going public) is common and less exclusive than it sounds.

18 Brisbane firms publish the share of their purchases that were off-market. The claims run from 35% to 82%, and the middle claim is 70%. 2 of them count pre-market sales in the same figure. These are the firms' own numbers, usually with no period or count behind them. We haven't verified them, and they don't affect any score.

Is off-market a better deal?

Not automatically. You face fewer competing buyers, but the seller usually goes off-market because they expect a strong price. Do the same price checks you'd do on a listed home: recent comparable sales, a building and pest inspection, and your own limit before you start negotiating.

Based on what each firm says on its own website. We don't verify how many off-market properties a firm actually buys.
